After more than sixteen years selling luxury cars in Vancouver, I learned something that turns out to be just as true in real estate. Nobody who ever bought an Aston Martin was buying transportation.

They were buying a feeling, the way it would make them feel to drive it, to own it, to pull into the driveway. The car was almost beside the point. A lake-view home in the Okanagan works the same way. Your buyer isn’t purchasing square footage.

They’re purchasing summer evenings on the deck, morning coffee with the water in front of them, and the version of their life that happens in a place like this. And staging, done right, is simply how you help them feel all of that before they’ve even seen the room dimensions.

So let me walk you through how I’d think about staging a vacation-style home, because it’s genuinely different from staging an ordinary house.

1. Start by making the view the main character. This is the mistake I see most: sellers stage the rooms beautifully and then, without meaning to, fight their own best feature. Heavy window treatments, furniture with tall backs blocking the sightline, a gallery wall competing with the water outside. Walk into every room that faces the lake and ask one question: Is the view the first thing my eye goes to? If it isn’t, that’s what you fix first.

Clean the glass until it disappears. Pull furniture back from the windows. Angle seating toward the water, not away from it. The goal is that a buyer steps into the room and looks outside before they look at anything you put inside it.

2. Stage the lifestyle, not just the interior. A vacation-style home is sold as much on the deck, the patio, and the dock as it is inside the four walls, and those are exactly the spaces sellers tend to neglect. If you’ve got an outdoor space, it deserves as much attention as the living room.

A couple of comfortable chairs positioned to take in the view, a small table set as if someone’s about to enjoy a glass of wine out there, clean railings, and clear sightlines. You want a buyer to stand on that deck and instantly picture their own evenings there. That single moment, standing outside imagining the life, is often what actually sells the home.

3. Keep it light, airy, and neutral so the buyer can move in mentally. Vacation-style living reads as bright and uncluttered, so lean into it. Let in as much natural light as you can, keep palettes soft and neutral, and resist the urge to fill every surface.

The more of your own personality is in the room, the harder it is for a buyer to imagine themselves in it. This is the one place people tend to overstage, packing rooms with decor when a lake home actually wants to breathe. Less furniture, more light, and let the setting do the work.

4. Don’t forget the small seasonal details that sell the Okanagan specifically. This is where local knowledge matters. Buyers here, and especially the ones relocating from Vancouver or further, are picturing a particular kind of life: the wineries, the lake, the slower summer pace.

A few honest, understated touches that hint at that lifestyle land far better than anything generic. Fresh and simple beats staged-to-death every time. You’re not decorating a showroom, you’re helping someone fall for a place.

Here’s the thing underneath all of it. Every home tells a story the moment a buyer walks in, whether you’ve shaped that story or not. With a lake-view or vacation-style property, the story practically writes itself if you get out of its way and let the setting shine.
